26.01.23I was a bit skeptical at first since it’s a B&B–style stay with self check-in and no front desk, but communication was easy and they were very responsive on WhatsApp. Upon entering, we were greeted by a pleasant scent from the reed diffusers, which I really liked.
The room was very clean—you can tell they’re committed to cleanliness—and it has a charming vintage feel that fits perfectly with being in Rome. They even provided free snacks, and the bedding was comfy.
Located in the city center near the Spanish Steps, it’s very convenient for exploring. Despite having no on-site staff, this was one of the most memorable and pleasant stays of our Europe trip. The only minor issue was figuring out the private lift, but once you learn it, it’s fine.

25.08.22Really nice location, near the Spanish Steps and 10mins walk to Pantheon. And there are many shops around including supermarkets, souvenir shops and restaurants.
But, it’s a bit challenge to checking in, have to check the mail box before check in, they will send online check in information and some passwords to you. There is no reception in the hotel, make sure u done everything before arrived .
The room is an interesting furnished, there’s bed in the aisle, not very nice for family w little kids, but for teenagers are ok. Hotel is at the second floor and third floor, left only from first floor to third floor, no left in second floor, have to carry luggage to there.
The customer service used WhatsApp and they are really nice, replied message fast and also at night. Our room didn’t have hot water to shower at the first night, we text them and they gave us a room for shower and change the room form next day. Really nice service.
25.02.23EXCELLENT LOCATION in the city centre for a stay in Rome! Within a few minutes walking distance to the Pantheon, Trevi Fountain and Spanish Steps. Colosseum was around half an hour walk. Lots of places to eat and drink. Spagna station nearby but we did a lot of walking. We are glad we chose Residenza Frattina. The hotel is situated on Via Frattina and near notable streets such as Via del Corso, lots of boutique shopping. Communication with host via whatsapp messages, but very attentive , helpful and quick responses. We initially stayed in a room on the Via Frattina and due to single window glass there was a lot of noise, but when we asked the host to change our room and they were very helpful changing us to a room which was looking at the inner court giving us a better sleep and rest at night. The new room on the 2nd floor looking at the inner court yard was also better with two double beds I think it was a junior suite. I would highly recommend a stay at Residenza Frattina, just make sure you get a room on the 2nd floor such as junior suite looking at the inner courtyard for a peaceful rest and sleep at night. 24.07.31The family loved the stay here. The location is superb and is close to both the Spanish Steps and the Trevi Fountain. During our stay the Spagna Metro station was closed so our walk to Barberini was about 10 mins away. Our room had one room with 1 queen bed along with a twin sized day bed. The 2nd twin bed is located in the hallway by the front door. The AC performed well in the summer heat. Erwin was fantastic with welcoming our family to the the property.
